BASE SERVICE

 

Reception of the building

 

  • Collect and file all documentation referring to the building;

 

Hiring Services

 

  • Conclusion of contracts for the supply of water and electricity on behalf of the condominium;
  • Conclusion of contracts with companies or people, providing services to the condo (cleaning, maintenance, lift, Concierge, gardening, etc.);

 

Administrative Services

 

  • Preparation and submission of the convocations;
  • Preparation and dispatch of the correspondence of the condominium;
  • Regulation of condominium;
  • Conducting regular meetings at night and on Saturdays, on our premises or in facilities of the building;
  • Preparation and submission of the respective acts;
  • Verification/implementation of compulsory insurance by law;
  • Meet with the directors of the condominium or apartment owners whenever necessary;
  • Telephone Service on weekends and holidays to recognized emergency situations;
  • Implementation of resolutions taken in condominium Assembly;
  • Processing of salaries, Social security payments and the tax authority;
  • Budget Requests, in accordance with the instructions of the administrator or the House (do not include the monitoring of site visits);
  • Request of mandatory inspections of the building equipment (elevators, plumbing, etc.);

 

Financial and accounting services

 

  • Application entity equivalent card the collective person;
  • Collaboration on bank account opening in banking institution of your choice;
  • Preparation of annual Treasury maps (balance sheet and budget);
  • Expenditure of the condominium;
  • Issuing and sending by email or post, the notices and receipts relating to quotas;
  • Control of quotas and issuing warnings for quota charges in arrears;

Drive conditions of bank account

Condo 24h online

 

Allows owners secure access to key information and condo values. This advantage is available from the company's website, 24 hours a day, Each apartment may, following endorsement by ID and password, to access your information and general information.

This plan includes all the necessary manpower, and the materials collected separately. Excludes scaffolding, lifting equipment and special means of security. Implies a weekly visit to the building to General checks. In urgent cases and duly notified to the company, repairs will be made within 48 hours.

 

 

OWNER SERVICE BASE

 

  • Issuing, collection and control of receipts of income;
  • Annual increase of income in accordance with Government Ordinance (communication to the tenant and the landlord);
  • Emission of document with total revenues collected;
  • Communication electronic receipts, in the finance portal.

 

 

OWNER SERVICE PREMIUM

 

  • Issuing, collection and control of receipts of income;

  • Payments to janitors and completion of their respective social security rebates;
  • Preparation and delivery in the finance offices of lease agreements;
  • Settlement of issues with the water supply companies, electricity and gas, Municipalities, finance Offices, etc.;
  • Démarches of tenants and guarantors for payment of rent in arrears (not includes lawsuits to dump).
  • Requests for quotes to works, in accordance with the instructions of the owner;
  • Inspections and licenses requirements and respective payment;
  • Implementation by simple estimation of minor repairs or of urgency.
